Built-Up vs Carpet Area
Built-up area is the total floor space of a unit, including walls, columns, and common areas. Carpet area (or usable area) is the actual liveable space where you can place furniture, excluding walls and structural elements.

In Malaysia, developers and agents typically quote built-up area, but the carpet area determines true living space. The efficiency ratio (carpet area ÷ built-up area) ranges from 75–85% for most KL condos. For example, a 1,000 sqft built-up unit may have only 800 sqft of usable carpet area — the remaining 200 sqft is walls, columns, and sometimes a share of common facilities. High-rise buildings with thick structural walls or irregular layouts (curved towers, corner units with angled walls) have lower efficiency ratios. When comparing properties, always ask for the carpet area or measure it during viewing. A unit with 850 sqft carpet area at RM800K (RM941/sqft carpet) may offer better value than a 1,000 sqft built-up unit at RM900K (RM1,059/sqft built-up ≈ RM1,235/sqft carpet at 80% efficiency). This distinction is critical for space-sensitive buyers and tenants who care about practical usability, not just paper size.
Investment Impact
Carpet area directly impacts rental appeal and tenant satisfaction. Properties with high efficiency ratios (82%+) feel more spacious and command better rents. When evaluating price per sqft, always convert to carpet area for apples-to-apples comparison. A property priced at RM900/sqft built-up with 80% efficiency costs RM1,125/sqft carpet — which may be expensive compared to a more efficient layout at RM950/sqft built-up (85% efficiency = RM1,118/sqft carpet).
